How Do You Know When the Time Is Right to Make Your Move in Fort Collins?

One of the most common questions I receive as an agent is, “When is the best time to buy or sell a home?” This is a great question, the answer to which is crucial if you want to make the most of the selling experience.

The right time to buy or sell really depends on your particular circumstances. Some people are first-time buyers, some simply want to move across town, while others are looking to buy new construction. If you’re wondering when you should list your current home, you need to ask yourself which of the three situations you’re in and what you’re trying to accomplish with your purchase. Once you do that, you can start taking action.

First-Time Home Buyers

In the spring, we typically see a ton of buyers come out of the woodwork. This kind of competition means you’ll run into a lot multiple offer situations where you’ll often go up against investors and experienced home buyers. Now that summer is wrapping up, anytime between now and the end of January is a great time for a first-time home buyer to look for homes. There are fewer buyers out there right now, so it’s a great time to for the inexperienced buyer to take their time and find the right fit.

Sellers Looking to Move Across Town

If you plan on moving across town, the best time to list your home is whenever you’re ready. If you’re afraid of selling your home at the bottom of the market, just remember that if you do, you’ll also be buying at the bottom of the market. Some people are only focused on selling their home at the peak of the market, but they don’t realize that they’ll also be buying at the top of the market, so the extra money they make selling “at the right time” will go to buying another home at top dollar. The timing generally doesn’t matter, because the buying and selling process is relative. Think about when you want to put your home on the market and just do it!

New Construction Buyers

There are a lot of homeowners out there considering purchasing a new home in the Fort Collins area. We work with a lot of new construction clients and the biggest thing to ask is whether you qualify for a home building permit. Often, builders will not give you a permit until you get your home sold or under contract. It allows you a lot of flexibility if you can buy the home non-contingent; that way, you can wait to put your current home on the market until your new one is completed.
